When my tenant Mollie passes away or when I sell the community… this trailer is a tear down.
I knew that when I bought the community, but liked the tenant Mollie. She is on a fixed income. Lived here when I bought in January 2019. She is always current on payment. In cash.
I have added: A full EXTERIOR paint job. (No new roof) Just had Jason seal it a few times over the years. It does have a new 200 amp electric service panel as it was shot – and now replaced.
Her clothes dryer was replaced with a “brand new” one March 2021.
I added a new covered front porch in March 2019. I added a brand new covered back porch with railing for her pet in June 2022.
This home is the first mobile home you see when you enter the community.
Her yard is kept up by her (I mow the whole grounds via a company each year). She does flowers and keeps her roses etc up. Good presentation for the entry to the community. No one knows what lurks inside, but it is not a home worthy of a rehab. I would tear it down. Reuse the wood from the porches possibly.
I have no problems or complaints from her unless it’s an emergency like the electric panel, the dryer, and I added her back porch recently because I like her and her dog and her enjoy it almost year round.
