I would enclose the 1 car garage and capture the storage room in front of the garage. Then, turn that area into a master bdrm and new mstr bth.

Turn the storage room into the new (galley) kitchen. Since the existing floor-plan is a mess.

The (existing) kitchen runs straight across… where the front main entrance should go.

It is at present, a 2 bedroom 1 bath with a washer dryer. No central HVAC.
