Right on 1/4 mile of your property is Cosby Highway.

Definitely preparing for EXPANSION TO 5 Lanes.

Pulling off Cosby Highway and entering the community will allow full length drive thru of RV’s…

So they can EXIT onto Green Forest Road

Spaces are over 40′ + in length from entry of space to exit onto Green Forest Road.

The Existing Septic System NECESSARY For Adding an RV Campground

The existing concrete in ground septic tanks are huge – 2 of them are in the ground at the bottom of the field (basically where a campground would be – after tanks are opened up for access and connected to a new drain field) Jason added risers to both tanks for easy access.

He also added a 1 bedroom septic / drain field to the lower (brown house) 2 bdrm home (Jan 2020)  that is for that home only at the moment.

To the existing drain field itself… You would have to remove a few of the very large interior trees (on the 2 acre tree orchard-interior trees only) It would open up space and clear out an area for the removal of 5-8 trees that will, if done designed properly, add to the build out of a campground area.

As is, It works just fine, as long as I only reconnect (Where I Crushed and removed two 3 bdrm homes in May 2022 this year and the system worked fine with those, also get rid of the two lot renters 101 and 102. Plus the Mollie trailer. Plus 114 CPW. Plus 112 CPW

I Could add 2  more homes (But no way an RV Park) – AS IS.

But to add mens/womens bathrooms and also add additional sites for RVS, very necessary.

 

If Upgrading – NEEDED TO Upgrade/Repair Drain Field

($25-60k) depending on utilizing some of existing drain field footage).(With trees removed and drain field installed and covered back up) Jason is licensed to install drain fields in Cocke County so most likely I will use him. He knows the inspector, what he will accept… and has the big excavator ALWAYS parked there since I gave him the machine. He’s been terracing the back part of the property for boat/RV storage on 3 acres back there…. to be discussed later.

The DRAIN FIELD will require tree removal. It’s very possible to get approved for SOME of the footage of drain field that exists, at least portions worth 100’s to 1,000’s of feet of usable EXISTING drain field approved)

There will need to be new underground water and septic hookups throughout the upper sites area. Since, they are not aligned properly for maximum profit/spaces? IT Will NEED (water/septic/electric/Internet) piping redesign and it would need to be rerouted via ALL new underground piping design .

It’s set for between 11 for certain to 13 VERY NICELY made Pull-Thru Parking Pads (made of gravel, no concrete needed but to your discretion) THEN (Add bench, some stone BBQ Pits are existing, add a BBQ, and other necessities for RV needs, all underground, all at the same time. Quickly setup to run and generate profit.  Likely $100-125k depending on paving the short Main Entrance/Entry area to level ground (about 50′ of two full lanes-main entrance)

Very nice (VERY BEAUTIFUL) over 2 acres of covered trees and beautiful grassed area that would work well for setting up a few generously placed 4 camp sites (likely 6-8) – since bathrooms/showers exist). Possibly a pool and deck area (If chosen to keep it and adding a campground area)

If adding the pool (it’s held full water since I bought it 4 years ago, I think just resurfacing it and you would need to build a Large Fence to partition it from the neighboring homes. A Private Gate and sunning area. Children’s playground, fenced. There is plenty of room there.

The existing underground electric to each of the 13 sites are all 30 amp

They will need rerunning underground electric to each new location that offer 50 amp service (30 amps exist) at present.

 At present, the boxes that exist are 30 amp service and many of them are still working when the 400 amp existing service is turned on – Separate Meter.

This could be re-designed at the same time as redoing the whole WATER, ELECTRIC and SEPTIC HOOKUPS.

The 3814 Cosby Highway – Disconnect Electric Necessary

The wiring for the bathrooms and the pool pump (located under the front porch of 3814 Cosby Highway the existing home, has the breakers located inside 3814 Cosby Highway. The breakers are left off, of course. But, disconnecting both those power sources will need to be done to add them to a new pole for Pool and Bathrooms.

There are plenty of design ideas for this project.
