Jason, has the full size excavator up there. It would be quick for him to make a road that fed multiple home-sites… on the opposite side of Green Forest Road. The service road to the new home-sites can go along the opposite side of the existing mountain runoff/drainage/creek area, then cut a road or a parking pad off to the site of the home.

Jason perked it, and we are back to 5 – 8 lots / home-sites), depending on sq ft of home and placement.

Get it cut up into 1 + acre home-sites, and made into either saleable lots or build to suit, or build and keep to rent out either permanent homes or overnight rentals with views.

Existing water, NUB electric and fiber optic.. also has Xfinity. Homes will be located just off a major road that gets plowed (usually) and maintained regularly. Allowing easy access getting out of driveway area in winter.

I could sell a package site that Jason designs. A layout for a 3 bdrm septic drain-field and location of the tank. We Locate an area for a home site. A few choices of view/placement. Or just sell the lots separately.

Comps with the cabin homes built around the corner.

Cut site for the home they want. Pre-designs Jason’s thought out best design for a 3 bdrm septics.

If they chose to add or subtract bdrms that changes $ for permits and build costs. lot and location for each home site and drain field and driveway etc for designing each home to be optimized for view/privacy, no steep drives.
